Renovation and adaptive re-use of a historic early 1900's carriage house and stable building in Washington DC. The work includes relocating main load-bearing elements, reinforcing existing floor framing to support new occupancy loads, complete replacement of damaged and deficient roof and attic framing, and repairs to the existing load-bearing masonry walls.
The renovation includes installation of super-insulated wall and ceiling assemblies to maximize energy efficiency, with the goal of obtaining Passive House certification. Rossetti Engineering worked closely with the architects and contractor to develop details at the building envelope that minimized thermal bridging while meeting structural requirements for safety and serviceability.
